Have Hispanics Home Buyers Affected the Housing Market in the US?

The Hispanic population reached a record high of 59.9 million in 2018. At a population growth rate such as this, there’s no wonder that this demographic group is seizing a chunk of the buyer market.
Up until 2018, Hispanics made 18% of the total US population and 53 percent of the population growth in the country was owed to Hispanic births. With growing families and family needs, Hispanic households are on the lookout for homes.

This is giving the otherwise sluggish housing market in US a much-needed boost.

Past Records of Hispanic Homeownership

The US is a melting pot of cultures and ethnicities. Since it’s home to many ethnic groups that make up fractions of the total population, each of them has played its part in the housing market.
However compared to all other demographic groups—including Caucasian Americans— Hispanic homeownership has grown at the fastest rate. US Census Bureau report revealed that the rate of Hispanic homeownership made up for a 50-year low by rising 3.3 percentage points since 2015.
Compared to them, homeownership rates of other demographic sectors haven’t stood well. African American homeownership rate stooped to a record-low in 2019. This is an important statistic to note because African Americans and Hispanics have long been the second-biggest minorities in the region. It seems as if the Hispanics will now secure a larger share in the homeowners’ community than the African Americans.

Increase in Household Incomes

It’s no surprise that Hispanics are participating more and more in the housing market because of an increase in income. Coupled with a boost in literacy and familiarity with the US mortgage market, the increase in income has boosted their engagement with real estate.
With an increase in income and surplus funds comes the need for improving your standard of living. This is one factor why better educated Hispanics are making more money and moving into better homes.

Boost in Hispanic Millennials

Another reason why Hispanics are showing greater interest in the US housing market is that the millennial age group is the largest in their population. This means there are more young Hispanics who are at an age where they need to move out and buy their own houses.
Since the Latino community is entering the age of homeownership, their buying trends in the housing market have extended from rural Texas to suburban Minneapolis.
Even though their engagement with the housing market has skyrocketed recently, there hasn’t been a matching increase in marketing trends. This is because many companies and businesses lack the acumen to communicate effectively with Hispanic buyers.
